About The Role

Gap Inc. is seeking an action-oriented attorney with proven ability and self-motivation to provide effective, strategic, and business-minded legal services and counsel with a high-level of independence on a wide range of Real Estate Law matters. Your primary focus of work will be negotiating and managing retail leasing of Gap, Banana Republic, Old Navy, and Athleta stores located in the U.S. and Canada. You would also have the opportunity to work on property management and commercial contract matters across our four brands.

What You'll Do

  • Retail Leasing – Draft, review, and negotiate retail lease agreements, lease amendments, and related agreements for Gap, Banana Republic, Old Navy, and Athleta brands in evolving and exciting retail landscape  
  • Store Portfolio Support – Serve as subject matter expert on lease-related matters and partner with Gap Inc’s Real Estate teams, including, Property Management, Corporate Real Estate, Real Estate Finance, Architecture & Engineering, Construction, and Store Maintenance on contract negotiation, issue evaluation, and resolution
  • Landlord and Tenant Dispute Resolution – Assess and resolve tenant and landlord disputes, including litigation matters, concerning lease-related issues such as additional rent audits, co-tenancy disputes, delivery of possession requirements, construction/maintenance issues, building code/safety/ADA matters, casualty and other risk management issues
  • Property Management – Opportunity to work on complex transactions and resolve disputes concerning Gap Inc’s owned and leased properties, including, headquarter and regional offices, customer experience centers, other corporate facilities; negotiate vendor contracts and resolve vendor issues concerning property operations and construction services related to retail stores and corporate offices/facilities
  • Collaboration – Opportunity to work intimately with cross-functional business partners on different brand initiatives and projects.  Work collaboratively with other members of the Real Estate Law team to ensure and promote best in class real estate and leasing policies and practices 
  • Management – Ensure appropriate training is delivered and manage other Real Estate Law team members, as necessary

Who You Are

  • Must have a Juris Doctor degree from an ABA-approved law school
  • Licensed to practice law in U.S. with 4+ years commercial real estate experience, preferably both in-house and with a law firm
  • Prior relevant work experience negotiating retail leases, amendments, estoppels, SNDAs, construction-related agreements, and other commercial leasing related matters
  • Proven ability to negotiate and resolve disputes with landlords related to tenant rights under leases
  • Have worked independently and led boldly with intention in working with cross-functional clients
  • Excellent and persuasive written and oral communication skills
  • Business-minded problem solving, not just problem spotting
  • Exhibit exceptional integrity, judgment, and discretion
  • Ability and motivation to develop strong business acumen and robust understanding of the business areas in which you will be involved
